Before you pay a booking amount for an under-construction home in Maharashtra, verify RERA registration, escrow-linked payments, and title basics. This checklist is for Pune and other MH projects registered on MahaRERA (or the relevant state portal if you buy elsewhere).

Is RERA registration mandatory for all projects?
Under-construction sales generally require RERA registration in the state where the project is located. Ready projects and resale transactions follow different rules. Confirm with your lawyer for your specific deal.
Can I pay the developer directly without escrow?
For registered UC projects, payments should follow RERA-permitted routes. Personal account transfers are a red flag unless your counsel confirms a lawful exception.
What if the project is delayed?
Check your agreement delay clause and MahaRERA orders. This checklist does not calculate compensation; legal advice is required for enforcement.
Does this apply outside Maharashtra?
The structure applies, but portal names and rules differ by state. Use the relevant state RERA website for registration checks.
