What you pay at registration
On a typical Pune or Mumbai residential purchase, government charges at registration usually include stamp duty (state levy on the conveyance), registration fee (paid to the registration department), and smaller handling or miscellaneous line items.

Duty is calculated on the higher of your agreement value or the government ready reckoner (RR) rate for the property. Never budget only on the builder quote. Run the stamp duty calculator with the same agreement value first.
Stamp duty bands (municipal Maharashtra)
The table below shows common stamp duty percentages for residential conveyance in municipal Pune and Mumbai. Rural or gram panchayat areas can be lower (often near 4% to 5%). Verify your exact property classification on IGR Maharashtra.

Registration fee and cap
Registration is generally charged at 1% of the consideration or market value (whichever is higher).
For many urban transactions where the property value exceeds ₹30 lakh, the registration fee is capped at ₹30,000. Below ₹30 lakh, 1% of value typically applies without that cap.
Example: on ₹1.20 crore, 1% would be ₹1,20,000 but the cap reduces payable registration to ₹30,000.

Ready reckoner (RR) rates
Maharashtra publishes ready reckoner rates by zone. If the RR value for your flat or villa exceeds your agreement price, stamp duty is computed on the RR value.
Developers sometimes show "all inclusive" pricing. Ask your advocate for the RR slab, carpet area, and parking / amenity loading before you lock the budget.

Other registration-line charges
IGR Maharashtra has also notified document handling charges on some registration types (for example ₹1,000 on certain first-sale documents and ₹300 on some leave and licence categories). These are separate from stamp duty percentages.

Under-construction vs ready possession
Under-construction: stamp duty may be due on the agreement for sale and again on conveyance / sale deed at possession, depending on the documentation path your developer and bank use.

High-level registration flow
1. Finalise agreement value and obtain RR / valuation support from your advocate.
2. Purchase stamp duty e-challan or stamp paper per applicable Article of the Indian Stamp Act (Maharashtra schedule).
3. Book sub-registrar appointment (Maha e-Seva / IGR online services where available).
4. Execute sale deed / conveyance, pay registration fee, and collect registered copy.
5. Update property tax and society records after registration.

Frequently asked questions
Is stamp duty calculated on agreement value or ready reckoner?
Whichever is higher. If the government ready reckoner (RR) rate for your property exceeds your agreement value, duty is calculated on the RR value. Your sub-registrar or advocate will cite the applicable circular.
What is the registration fee cap in Maharashtra?
Many urban registrations charge 1% of consideration, capped at ₹30,000 when the property value is above ₹30 lakh. Below ₹30 lakh, 1% of value typically applies without that cap.
Do women pay lower stamp duty in Pune?
